What to Know Before You Buy a Downtown Charleston Townhome

Townhomes on the Peninsula come in a few distinct forms and they're not all treated the same way.

Row houses are the historic version, attached masonry buildings, often 19th century, subject to full Board of Architectural Review jurisdiction. Any exterior change, from paint color to windows, requires city approval. That's not a burden if you understand it going in. My BAR Survival Guide covers what gets approved and what doesn't.

Carriage house conversions are a different animal, detached structures on larger lots that were converted to residential use, sometimes with more flexibility on parking and layout than a traditional row house.

Newer infill townhomes, built within the last 20 years, often have HOA structures the historic properties don't. Make sure you understand monthly fees, reserve funds, and what's covered before you make an offer.

Flood elevation matters here just as much as it does for single-family homes. Some of the most flood-prone blocks on the Peninsula have townhomes on them. I've walked every block in wet conditions, ask me about a specific address before you fall in love with it.
