Selling a Home in Downtown Charleston

Strategic Marketing & Private Advisory for the Peninsula’s Finest Estates

I know which piazza gets the afternoon light. I know the neighbors on your block by name. And I know exactly what a buyer who chooses South of Broad or Harleston Village over everywhere else in the world is actually looking for. These streets have stories that buyers fall in love with, and your home’s narrative is its most valuable asset. Since 2008, I have specialized in positioning historic and luxury properties to capture the right audience, not just any audience. To sell well here, you need more than a sign in the yard; you need pricing precision, strategic preparation, and a localized plan built for the 29401 and 29403 markets. As a resident of the peninsula, I don't just sell this lifestyle, I live it every day.

My 4-Step Approach to Maximizing Value

1. Preparation & Staging

You only get one chance to make a first impression. Before we list, we will walk through your home to identify the improvements that offer the best return on investment. From simple decluttering to coordinating minor repairs with trusted local tradespeople, we ensure your property is presented at the highest level.

2. Precision Pricing

Pricing a home in the 29401 or 29403 isn't just about square footage; it is about the street, the history, and the light. I provide a data-driven market analysis that respects the unique character of your property, ensuring we position it favorably against the competition.

3. World-Class Marketing

Perception is reality. I leverage William Means’ premier marketing suite to ensure your property stands out locally and globally:

A. Professional Visuals: We use high-end photography and drone videography to showcase your property from every angle.

B. Floor Plans: Professional measurements create a detailed floor plan, allowing buyers to visualize the layout before they step inside.

C. Global Reach: Your listing is syndicated to major real estate websites and featured in local and international publications.

4. Managing the Transaction

From the moment an offer comes in, I act as your partner. I handle the intricate steps of negotiation and closing, ensuring that the terms of the contract protect your equity. My goal is to sell your home quickly and for the highest possible price.

Frequently Asked Questions

How do you determine the "right" price?

Pricing downtown is part data and part judgment. I look at recent sales on your specific block, the architectural pedigree of your home, current buyer demand for your neighborhood, and the intangibles like elevation, light, and renovation quality. Two homes a street apart can carry meaningfully different values. The peninsula is too nuanced for a quick automated estimate, so I price your home to its actual market, not an algorithm's guess.

How long do homes typically take to sell?

A well-prepared and correctly priced home downtown often goes under contract within 30 to 90 days, depending on inventory and the season. Historic and luxury homes can take a little longer because the buyer pool is smaller and more discerning. The two things most in your control are preparation and price. Get those right and you shorten the timeline considerably.

What fees should I expect?

Typical seller costs include the real estate commission, attorney fees, and South Carolina deed stamps, which run $3.70 per $1,000 of the sale price. Depending on the deal you may also see prorated taxes and any agreed repair credits. I give you a clear net sheet up front so you know your bottom line before we list, not at the closing table. Ready to Talk About Your Home's Value?

Should I make repairs before selling, or sell as-is?

It depends on the repair and the buyer. Some updates return more than they cost and help the home show well, while others are better left as a price adjustment or a credit at closing. Before we list, I walk your home with you and we sort the work into what's worth doing and what isn't. The goal is the highest net to you, not the longest to-do list.

How does the BAR affect selling a historic home?

If your home is in the historic district, a buyer will want to know what they can and can't change, and unpermitted past work can surface during due diligence. Clean records and a clear picture of what the Board of Architectural Review has approved make your home easier to sell. I help you get that story straight before we list so it becomes a selling point instead of a question mark.

Will I owe capital gains tax when I sell?

Often not on a primary residence, because the federal exclusion lets many sellers shelter a large portion of their gain if they've lived in the home long enough. Second homes and investment properties are treated differently. I am not a tax advisor, so I'll always point you to a good local CPA, but I'll make sure you're asking the right questions early instead of being surprised at closing.

Should I sell before I buy my next home, or buy first?

Both paths work and the right one depends on your finances and your appetite for risk. Selling first gives you certainty on your proceeds, while buying first lets you move once instead of twice. On the peninsula, where the right home doesn't come up often, timing matters a lot. We map out your options together so the two transactions line up as smoothly as possible.

What is my Downtown Charleston home worth right now?

The honest answer is that it depends on your block, your home's condition, and what buyers are chasing this season. An online estimate can't read the light on your piazza or the quality of your renovation, so it tends to miss on peninsula homes. I provide a private valuation built on real block-level data and what I'm seeing with live buyers. It's the most accurate read you'll get downtown.
