What Drives Value in the Downtown Luxury Market

In the 29401 and 29403, luxury pricing is driven by four things: provenance, position, preservation quality, and flood elevation. A landmark home on a dry block commands a significant premium over a comparable property in a flood zone, and the listing won't always tell you which is which.

The neighborhoods where the highest values concentrate are South of Broad, Harleston Village, and the French Quarter. Ansonborough and Radcliffeborough offer strong value for buyers who want the architecture and the address at a lower entry point.
